The Ontario Renovates Program is designed to improve the living conditions of low to moderate households in need. It offers financial assistance to complete home repair deficiencies, energy-efficiency upgrades and accessibility upgrades for persons with disabilities.
This program will be administered through the Housing and Property Services Division of Huron County and home inspections will be completed by South Bruce Home Inspection Services.
The program provides assistance in the form of a grant for accessibility upgrades (under $5,000) or a forgiveable loan for home repairs (to a maximum of $12,000).
The Ontario Renovates Program for 2014-15 begins April 1, 2014.
Who is eligible?
You may be eligible if your total household income is at or below $68,600, and own a home in Huron County that is your sole and principal residence with a market value of $180,000 or less. The value of the property must meet or exceed 1.5 times the value of the loan funds.
In previous years of the Ontario Renovates program, the assessed value of the home to be repaired could not exceed $211,000. An analysis was completed on the previous years of the assessed values of successful applications. Based on the information generated from the analysis, the average assessed values were $109,000 in the first year and $137,000 in the second year; significantly lower than the original assessed value.
In order to meet the needs of the high-core demographic, the assessed value of the home has been decreased to $180,000
, allowing the Ontario Renovates program to truly serve those in need of home repairs, energy efficiency and accessibility upgrades. This amount will also provide parity with the maximum purchase price under the Homeownership program.
All property taxes and mortgage payments must be up to date and insurance coverage in place for the full value of the home. Your home must be in need of repair, energy or accessibility upgrades.
How much financial assistance can I receive?
Funding for accessibility upgrades, up to a maximum of $5,000 is in the form of grant, and does not require repayment.
Funding for repairs for home owners will be in the form of a 10-year forgiveable loan. The maximum amount is $12,000 and will be secured by a promissory note provided by the County of Huron.
What types of repairs can be done?
Eligible repairs under the Ontario Renovates Program may include major repairs and rehabilitation required to make your home safe while improving energy efficiency. Examples include, but are not limited to:
- Heating systems including furnace replacement
- Doors and windows
- Roofs, walls, floors and ceilings
- Vents, louvers
- Electrical systems
- Plumbing, toilet replacement, water heaters
- Septic systems and well water, well drilling
Modifications to increase accessibility related to housing, and to the occupant's disability include, but are not limited to:
- Chair and bath lifts
- Height adjustments to countertops
- Cues for doorbells and/or fire alarms
